Project Manager - Commercial Construction (Apartments & Hotels)
Overview
We are seeking an experienced Project Manager with a proven track record delivering commercial construction projects, specifically multi-residential apartment developments and hotel builds. This role is responsible for overseeing all phases of project delivery-from planning and procurement through to execution, handover, and close-out-ensuring projects are completed safely, on time, and within budget.
Key Responsibilities
· Lead the end-to-end delivery of commercial construction projects, with a focus on apartment and hotel developments.
· Manage project planning, scheduling, budgeting, and resource allocation.
· Oversee site operations, ensuring compliance with safety standards, building codes, and quality requirements.
· Coordinate subcontractors, consultants, and suppliers to maintain project momentum and resolve onsite challenges.
· Monitor project financials, approve variations, and manage cost control processes.
· Prepare and present progress reports to senior management and stakeholders.
· Drive risk identification, mitigation strategies, and issue resolution.
· Foster strong working relationships with clients, architects, engineers, and regulatory bodies.
· Lead project teams, promoting a collaborative and high-performance culture.
· Ensure timely completion of project documentation including RFIs, submittals, contracts, and handover materials.
Skills & Experience
· Minimum 5+ years' experience as a Project Manager in commercial construction.
· Demonstrated experience delivering apartment complexes, hotels, or other multi-storey commercial developments.
· Strong knowledge of building methodologies, construction sequencing, and industry regulations.
· Excellent leadership, communication, and stakeholder management skills.
· Proven ability to manage budgets, schedules, and subcontractor performance.
· Proficiency with project management software (e.g., Procore, Aconex, MS Project, Primavera).
· Strong problem-solving skills and ability to make informed decisions under pressure.
· Relevant tertiary qualification in Construction Management, Engineering, Project Management, or related field (preferred).
· Valid site safety certifications (e.g., OSHA/White Card) as applicable.
