    Responsibilities

    Asset Strategy & Commercial Planning

    • Highest and Best Use Analysis: Evaluate land or existing assets to determine the most profitable mix of use
    • Financial Performance: Take ownership of the project's Yield on Cost and Internal Rate of Return (IRR), ensuring the commercial design translates into high rental income.

    Commercial Project Lifecycle Management

    • Design for Leasing: Work closely with architects to ensure floor plates, ceiling heights, loading docks, and MEP (Mechanical, Electrical, Plumbing) systems meet the technical requirements of international tenants (e.g., Grade-A office standards).
    • Pre-development Management: Oversee the transition from a "piece of land" to a "commercial concept," including securing all necessary commercial zoning and planning approvals.

    Leasing & Revenue Strategy

    • Marketing & Brand Strategy: Oversee the creation of the project's commercial brand identity and marketing materials to attract investors and high-quality tenants.
    • Lease Structure Oversight: Collaborate with legal and finance teams to establish standard lease terms and rental structures that maximize long-term asset value.

    Special Projects & Innovation

    • Complex Mixed-Use Schemes: Lead large-scale integrated developments (e.g., Transit-Oriented Developments/TODs) that involve complex physical and legal interfaces between different uses.
    • Sustainability & ESG Integration: Drive "Green Building" certifications (LEED, WELL, BEAM Plus) to enhance the asset's attractiveness to multinational corporate tenants.
    • Digital Transformation: Implement "PropTech" solutions, such as smart building systems or data analytics, to improve the commercial operational efficiency of the development.

    Stakeholder & Investment Management

    • Investment Committee (IC) Presentations: Present commercial business cases and Capex (Capital Expenditure) requests to the Board or Investment Partners.
    • Consultant Management: Lead a team of specialized commercial consultants, including leasing agents, property managers, and retail interior designers.
    • Government Liaison: Negotiate with authorities regarding public-private partnerships (PPP) or commercial land-use modifications.

    Requirements

    • Bachelor's degree holder from a globally recognised university
    • At least 20 years of relevant experience gained from large property developers
    • Extensive relevant experience gained in Mainland China, especially in Greater Bay Area
    • Fluent Cantonese, English and Mandarin
