Core Responsibilities
Strategic Planning & Leadership
- Development Strategy: Define and maintain a long-term property development strategy aligned with organisational goals.
- Team Management: Lead, recruit, and mentor project management and development staff to ensure high operational standards.
- Policy Development: Establish formal policies and procedures for all development activities and risk management.
Pre-Development & Acquisition
- Market Research: Conduct thorough market research to identify development opportunities and understand market needs.
- Feasibility Studies: Direct comprehensive financial appraisals and feasibility studies to determine project viability.
- Land Acquisition: Lead site identification, negotiate contracts with landowners, and manage legal documentation for new acquisitions.
Project Execution & Management
- End-to-End Oversight: Manage the entire development process including design, planning approvals, and construction.
- Budget & Finance: Prepare and manage development budgets, ensuring efficient resource allocation and securing project financing.
- Stakeholder Management: Act as the primary contact for external partners, including architects, contractors, government agencies, and legal consultants.
- Compliance: Ensure all projects meet local planning regulations, health and safety standards, and industry requirements.
Commercial & Post-Development
- Sales & Marketing: Oversee sales and marketing strategies for completed projects to ensure successful disposal or leasing.
- Portfolio Optimisation: Maximise returns from the existing estate by identifying opportunities for renovation or redevelopment.
Requirements
- Bachelor's degree holder from a globally recognised university
- At least 20 years of relevant experience gained from large property developers
- Extensive relevant experience gained in Mainland China, especially in Greater Bay Area
- Fluent Chinese and English
