    Core Responsibilities

    Strategic Planning & Leadership

    • Development Strategy: Define and maintain a long-term property development strategy aligned with organisational goals.
    • Team Management: Lead, recruit, and mentor project management and development staff to ensure high operational standards.
    • Policy Development: Establish formal policies and procedures for all development activities and risk management.

    Pre-Development & Acquisition

    • Market Research: Conduct thorough market research to identify development opportunities and understand market needs.
    • Feasibility Studies: Direct comprehensive financial appraisals and feasibility studies to determine project viability.
    • Land Acquisition: Lead site identification, negotiate contracts with landowners, and manage legal documentation for new acquisitions.

    Project Execution & Management

    • End-to-End Oversight: Manage the entire development process including design, planning approvals, and construction.
    • Budget & Finance: Prepare and manage development budgets, ensuring efficient resource allocation and securing project financing.
    • Stakeholder Management: Act as the primary contact for external partners, including architects, contractors, government agencies, and legal consultants.
    • Compliance: Ensure all projects meet local planning regulations, health and safety standards, and industry requirements.

    Commercial & Post-Development

    • Sales & Marketing: Oversee sales and marketing strategies for completed projects to ensure successful disposal or leasing.
    • Portfolio Optimisation: Maximise returns from the existing estate by identifying opportunities for renovation or redevelopment.

    Requirements

    • Bachelor's degree holder from a globally recognised university
    • At least 20 years of relevant experience gained from large property developers
    • Extensive relevant experience gained in Mainland China, especially in Greater Bay Area
    • Fluent Chinese and English
