The Role
The Construction Manager role offers the right candidate a fantastic opportunity to manage a wide range of transformative residential and regeneration projects across the country through the development life cycle. This role works as part of the broader Construction team and reports to the Head of Construction.
The ideal candidate will have all necessary technical and commercial acumen required in delivering landmark projects, but importantly will need to be a team player with the drive, work ethic, and adaptability to respond to the exciting challenges of the organization's mandate.
Key Duties and Responsibilities
- Team Collaboration & Leadership: Join a growing team of development professionals, reporting to the Construction Lead, and lead on a wide variety of residential projects.
- Project Stage Delivery: Lead projects through the construction stage of delivery and assist development managers to deliver projects through planning and detailed design.
- Design & Activity Management: Manage design teams from a technical, program, and budgetary perspective; plan, organize, and direct activities concerned with the project.
- Stakeholder Engagement: Interact with project stakeholders such as local authorities, development partners, third-party utilities, etc.
- Planning & Execution: Develop project plans and schedules, and execute plans to completion.
- Project Lifecycle Responsibility: Take responsibility for the successful delivery of projects through leadership, management, and technical expertise throughout the project life cycle.
- Compliance: Ensure contractor and consultancy contractual compliance; monitor that planning conditions are met and remain in compliance with best practices.
- Contractor Management: Manage large-scale construction main contractor companies and design teams.
- Applications Knowledge: Maintain knowledge of Planning Permission, Fire Cert Applications, and Disability Access Certificate applications.
- Milestone Tracking: Develop a specific program for the project with planned milestones.
- Commercial Awareness: Demonstrate strong commercial awareness with the ability to create savings through creative design, planning, and procurement.
- Cross-Functional Delivery: Work with the wider internal teams for effective delivery of project workstreams and overall project completion.
- Design & Tender Process: Utilize experience and understanding of the design and tender process for large residential construction projects.
- Strategy & Budgeting: Develop and implement the Investment Case & Development Strategies for a variety of project types; manage project budgets, programs, and regular reporting.
- Internal Liaison: Liaise with all internal business functions to progress projects through each project stage.
Qualifications and Experience Requirements
- Experience: At least 5 years of construction management experience.
- Education: Hold a recognized degree-level qualification in the construction/development sector.
- Relationship Management: Excellent relationship management skills (both internal and external).
- Development Skills: Strong development management skills, with a proven relevant track record.
- Sector Knowledge: Strong knowledge of the Irish planning, development, and construction sector.
- Procurement & Viability: Knowledge of public procurement is a distinct advantage; knowledge of project viability is an advantage.
