    Role: Intermediate Quantity Surveyor

    Location: Cork, Ireland

    Salary: €65,000 - €75,000 + Company Vehicle + 10% Pension + Performance Bonus

    About the Company

    Join a premier Tier 1 Main Contractor with an outstanding track record of delivering landmark projects across Ireland. Known for high standards of engineering and commercial excellence, the company offers a highly supportive environment, working as part of a dynamic, large-scale commercial team.

    The Role

    An ambitious Intermediate Quantity Surveyor is required to join the commercial team in Cork. You will manage financial, contractual, and commercial aspects on a portfolio of flagship projects, spanning large-scale residential developments, state-of-the-art pharma facilities, and major commercial builds.

    This position is tailored for a professional eager to step into higher-level responsibilities, with a structured progression pathway into senior leadership.

    Key Responsibilities

    • Commercial management of major projects from procurement to final accounts.
    • Subcontractor management: tendering, procurement, payment certifications, and variation agreements.
    • Preparation of monthly CVRs (Cost Value Reconciliations), cash flow forecasts, and financial reporting.
    • Contract administration under standard construction contracts (e.g., RIAI, Public Works, FIDIC, NEC).
    • Identification and management of commercial risks, opportunities, and contractual claims.
    • Collaboration with site management, design, and planning teams to maximize project margin.

    Requirements

    • 3 to 5 years of commercial management experience within a main contracting environment.
    • Degree in Quantity Surveying or a related discipline.
    • Proven track record on large-scale commercial, residential, or industrial/pharma projects.
    • Strong knowledge of Irish construction standards, contracts, and procurement routes.
    • Excellent negotiation, communication, and commercial analysis skills.
